Comp Search

I am looking to hire a firm or independent contractor to design some software to perform preset searches of the local MLS or Multiple Listing Service. I am an appraiser and I would like to use it to help me locate comparable properties. When I log into my MLS account, I search for residential properties that are very similar to the one I’m appraising. In the search criteria of MLS, I have saved around 10 factors or variables into a search format such as selecting the “sold” option which tells the software to look for properties that have a sold status. Then single family residence indicating I don’t want commercial, multi-family, vacant land, etc. Other factors are selected such as Min/Max price, Basement or no basement, min/Max Gross Living Area, etc. Then I click the map tab, type in the subject property’s address, and have it go out in 1.5 mile radius around the address that was just entered. Within this radius, there are multiple properties. grouped by price, typically the number of homes is somewhere between 0-60, These houses all match the description given when the variables were entered into the search engine. This pool of closed sales are all potential comps, or comparable sales. I would like to create a software that does this search for me so I don’t have to spend so much time entering all of the search functions. My budget is negotiable based on confidence level and expectations.
