Unreal dev work for AchViz web app

We have a cloud based interior design application and our first goal is to generate a photo realistic image rendering, the second longer term goal will be to provide our users with VR/AR capability. Presently we are looking at an option to write scripts to automate the process to export the scene from our ThreeJS framework in OBJ format (or any suitable format), import it in UNREAL on our backend, render the image and send it back to our front end for user.
This process needs to be as simple as possible for users such that camera, lighting positions and materials are set in front end app, then passed on to UNREAL for rendering.
UNREAL has twinmotion materials library that could be interesting so maybe we can take advantage of that.
