Custom CMS Needed

I have a site that was created some time ago and maintained by myself. Currently my client wishes to save the fees to have me maintain it, as there are constant edits being made. I need someone to create a simple to use (for someone with absolutely no computer skills) CMS that will not change the design.

*please note the design MUST stay 100% as it is. The only pages that will be difficult are the [login to view URL] and the individual listing php pages. Currently I resize and rename images before uploading. They'll want to upload a photo and have the script do the rest. They really love the image gallery I have installed so that must stay the same or at least appear to by them. This is why I think a customized CMS would be the best bet.
