Create an Augmented Reality demo in Unity

For a sales-demo I need to present a working Augmented Reality example. It has to be a realtime 3d projection (Unity) onto a cover of a book that the user is holding in front of the camera view. As soon as the tablet-camera sees the cover of the book, I need an animation to be projected on the screen that follows the movement of the book in realtime. The animation (3d cartoon mouse) will consist of an appearance, the character moves or walks a bit on the page en points to some part of the page. I have 3d files of the mouse (Maya). So they need to be imported, maybe cleaned out of animations and after everything is finished it need to have some fur back again. We do not have lots of budget, but if the demo works and we can sell the project to our client (and we like to work with you) there will be more after this demo. The demo needs to be proof of concept, it only has to work on 1 book cover it dos not have to recognise any bookcovers. It just have to show the 3d model nicely and in real time on the book. Thats all.
